I only gave a one star review because it does not give me the option to leave a no star review. I have had repeated issues with Jessica Martinez not responding to emails or phone calls. Our AC unit went out and needed to be replaced in June of this year (middle of the summer) and we went without AC for 11 DAYS. In that time I called and emailed every single day to get an update and only received two emails from Jessica, neither of which provided any sort of update. This week our water heater flooded our kitchen and needed to be manually shut off. I have reached out every day since the leak started (five days now) and have yet to receive a phone call or email response with any sort of insight into what is happening. Adding her supervisor to the email chains has done nothing to get us a response either. This is a TERRIBLE company with NO communication skills whatsoever.

One star too many!!! I was leasing a condo from Hampton & Hampton since 2014. December 9, 2019, I received a text message asking me if I wanted to purchase the condo.
I responded immediately with an interest but declined. After that I asked Andrea Thurman, (associate for H&H who was contacting me about purchasing the unit) if the owner was planning to sell and not renew me in February. I just wanted to make sure that I had enough time to find a place if that was the case. She responded with "not that I am aware of".
The third week of January on January 18, 2020, I reached out to Andrea & asked if Hampton & Hampton were renewing my lease because in the prior years they would always send me a renewal the first or second week of January and I hadn't received one yet. She replied with "are you still interested in purchasing?"
I never heard from her again & on February 3, 2020 Julissa Martinez sent me an email telling me to vacate the premises by February 29, 2020!!! Hampton and Hampton told me to leave with a 26 day notice and in the binding lease, I was to be notified 30 days in advance. I reached out to Andrea and told her the lease said that I was to be given a 30 day notice to vacate. She then said that I can vacate the premises on March 4. I cleaned that condo spotless and dropped off the key on March 4 to their office. On March 5, I received this text from Andrea Thurman, "Morning: Were you planning on paying the prorated rent for March, otherwise it comes out of the deposit"? I was appalled since they did not give me a proper 30 day notice and she extended it to March 4 and was now asking me to pay a prorated rent. Hampton and Hampton deducted from my deposit amount, the four day extension that they allowed me since they did not tell me in a timely manner to vacate the premises. Andrea was very unprofessional to me through text messaging. She said that I "asked for the 30 days and they accommodated it but never said the extra days were free". I was disgusted and appalled because I reached out in January and they had enough time to give me a 30 day notice to vacate. Instead they waited until the last minute to ask me to vacate & was now trying to take money out of my deposit because of their wrongdoing.
On March 28, 2020, I received a check which Hampton & Hampton deducted 60% of my deposit!!! In the detail breakdown of what they deducted was 3 charges for the ENTIRE month of March when I was only there for 4 days of March. They took 25% of my deposit as a cleaning fee. The condo was cleaner than when they gave it to me! Do not do business, rent, purchase, or lease through this company. They are thieves no matter if there is a binding lease they absolutely do not care. I do not recommend Hampton & Hampton Management & Leasing to anyone current or future owners or tenants. (UPDATE: After reaching out about the large cleaning fee that I was billed for, my carpet cleaning fee was refunded.)

Smooth process from schedule the viewing of the apartment, to completing the application. They don't take several application fees at once. But work with one applicant at a time. After the viewing if you are interested you put in the application fee. I was called within the hour that I was approved. Chris and Jovana stayed in contact with me to make sure I understood the process or had any questions. The property is clean and a quiet neighborhood. I love my apartment. I did have an issue with the A/C the first week. I placed a maintenance ticket via the online portal, received a text someone would contact me the next day and they did. The Company contacted me later that day and was out the next day as scheduled. A/C running fine ever since. I do recommend Hampton & Hampton Management for your next rental or ownership move. ? TAT

UPDATE!!!. -1 stars ⭐️

“I had a terrible experience with Hampton and Hampton. After vacating the property, they withheld a significant portion of my security deposit without providing any prior notice or an itemized list of damages as required by Florida law. I only found out about the deductions when I received a check for the remaining amount, and no explanation or documentation was included. They charged outrageous amounts for basic services like $500 to clean an oven and $450 for touch-up paint, which I consider normal wear and tear after two years of living there.

When I reached out for clarification, the manager, Jessica, only stated that they had 30 days to process the deposit but failed to mention the deductions until I received the check. This lack of communication and transparency is unacceptable and feels like a scam to take advantage of tenants. I would not recommend this company to anyone. BE cautious and keep thorough records if you choose to work with them.”

Make sure to install cameras and record everything, including the lawn maintenance, because if they skip a visit or they stop going for a while (which happened to me twice), you’ll need proof when you call to ask why the service wasn’t done. Without video evidence, she may accuse you of lying, so having footage will be essential to support your claim.

Also she will keep reminding you that the house is not yours and that they can access the property whenever they want to.

So be aware of this company!! Good luck middle class.

Dear Hampton and Hampton, I am writing to express my concern about a recent interaction with one of your employees (Jessica Martinez) and to address an ongoing maintenance issue in my unit that requires immediate attention. During a phone call to follow up on a maintenance request for mold and water damage caused by a broken AC unit, the employee I spoke with was exceptionally rude. She repeatedly talked over me, prevented me from voicing my concerns, and concluded the call by hanging up on me. Her explanation that the issue stemmed from a previous employee not closing the work order did not address my problem and felt like an excuse rather than a solution. I am extremely disappointed by this unprofessional behavior, especially given the severity of the situation. The mold and water damage remain unresolved since my initial report, which has created unhealthy living conditions in my unit. I request that you address this matter urgently by sending a technician to fix the mold and water damage without further delay. Additionally, I urge you to take appropriate steps to improve the quality of customer service to prevent such issues in the future. Thank you for your immediate attention to this matter. I look forward to a prompt resolution.

Worst company ever I lived in the unit for 3 years before I moved in i started my lease with another company that sold to Hampton and Hampton I moved into the unit with a lot of problems and managed to fix most of the issues when I made a maintenance request with Hampton and Hampton nothing was ever fixed before I moved out I requested a walk though with Jessica Martinez and was denied stating they don’t have to do a walk though I can take my own photos before leaving the unit. I also spoke to her about what else needed to be done to get my security deposit back painted and all just to get told they smelled smoke in my unit when I didn’t smoke in my unit also got told that I didn’t replace lights when I did when I tell you this company will lie and lie and lie just to keep your money I wouldn’t recommend to anyone. I painted the unit before moving out, replaced all the blinds that were broken when I moved in and have proof of that. Brought concrete for my washer and dryer to sit on, replaced the fence that was messed up from the hurricane we had 2 years ago. I did have my kids lock their self in their room and had to break down the door which I was told I wouldn’t be charged for but guess what I was. My bathtub was leaking for months when I put an order in with it stating mold they finally came out and told me that the flooring was messed up due to the water damage but they still managed to find a way to charge me for other stuff that most landlords would consider wear and tair. RUN FAR FAR AWAY LIVE IN A HOTEL BEFORE YOU RENT FROM THIS SORRY BEHIND COMPANY. ALL THEY GONE DO IS STEAL YOUR MONEY AND NOT FIX ANYTHING.
